And how to repair tex-coat problems.

TEX-COTE is an exterior, texture added, elastomeric water based emulsion. Tex-Cote is often marketed as the best solution to weatherproofing ones house. They claim their product will not chip, flake or peel and that it will last for decades to come. Unfortunately, bubbling, peeling, cracking, and flaking begin to appear when Tex-Cote is not applied after proper preparation of the underlying surface.

Stucco Patching

Price Range: $

Process: Water blast and scrape the areas to completely remove failing Tex-Cote. Applying a “skim coat” of high-strength, high-bond Portland cement substrate, such as Poly Prep, to the water blasted areas only. Lastly, apply a stucco color coat to the poly prepped areas, textured to match the existing walls.

New Stucco (without sandblasting)

Price Range: $$

Process: Water blast and scrape all areas to completely remove failing Tex-Cote. Applying a “skim coat” of high-strength, high-bond Portland cement substrate, such as Poly Prep, to the entire house as needed. Finally, apply a new stucco color coat to the entire house, textured to the homeowner’s choice.

New Stucco (with sandblasting)

Price Range: $$$

Process: When the total of the failed areas is more than 30%, it is recommended to sandblast. Sandblast and scrape all Tex-Cote from house. Apply a “skim coat” of high-strength, high-bond Portland cement substrate, such as Poly Prep, to the entire house as needed. Finally, apply a new stucco color coat to the entire house, textured to the homeowner’s choice.

New Stucco (removal of all wood)

For those only interested in reapplying a new layer of tex-cote.

Process: When Tex-Cote is failing and it has been applied directly on top of a wood surface, it is recommended to replace the wood and start from the beginning. Remove all wood with failing Tex-Cote. Replace with new wood. Install proper water proofing paper, lath, scratch coat, and brown coat to areas. Allow for proper cure time. Apply stucco color coat, textured to the homeowner’s choice.

For those only interested in reapplying a new layer of tex-cote

Tex-Cote can be applied to a variety of surfaces and textures. Whatever your home’s exterior surface, we recommend using only a certified professional applicator to properly apply Tex-Cote to your home. According to the manufacturer, applying a Tex-Cote coating system to your home’s exterior surface protects your home longer than using ordinary paint, withstanding an average of forty years of exterior exposure to the natural elements of weather when installed properly. So if you are adamant about only painting the exterior of your home, ask your paint contractor about using Tex-Cote instead of paint. In the long run, using Tex-Cote will keep the exterior of your house looking beautiful while saving you money in the years to come. Unfortunately, not all contractors will work with Tex-Cote, so make sure to inquire beforehand. At Stucco Boy, we do not recommend tex-cote. Instead, we prefer removing and replacing tex-cote with traditional stucco.
